Appointed to act on behalf of the Landlord, the tenant was a high street bank who had been in the premises for many years.

The lease and licences for alteration were dated and incomplete in some cases. The tenant had left and not undertaken any reinstatement or repair works. We managed to negotiate a settlement of £310,000 inclusive of VAT.

We read to lease to understand the lease provisions which involves a detailed examination of the lease, sub leases and any other associated documents such as the licence to alter. The contractual obligations must be understood before appraising any dilapidations claim.

We carried out a survey and prepared a detailed Schedules of Dilapidations in compliance with the Dilapidations Protocol.
