Our role

Appointed by the Freeholder, a USA based global investment company, to act as landlords surveyor having been served notice from their 2,800sqft 4th floor tenant that they were vacating upon lease expiry.

Prior inspection we carried out a detailed examination of the lease and licence to alter to understand the provisions, as the contractual obligations must be understood before appraising any dilapidations claim.

Our surveyors then inspected the office demise and prepared the priced terminal schedule of dilapidations, which we formally served to the tenant.

In this scenario we negotiated a cash settlement for repair and redecoration works direct with the tenant.
