Our role

Appointed by the Freeholder TCN (Brixton) Ltd to act as landlords surveyor having been served notice from their 3rd floor tenant that they were vacating upon lease expiry.

Prior inspection we carried out a detailed examination of the lease, sub leases and licence to alter to understand the provisions, as the contractual obligations must be understood before appraising any dilapidations claim.

Our surveyors then inspected the office demise and prepared the priced terminal schedule of dilapidations, which was formally served to the tenant.

In this scenario we negotiated a cash settlement with the tenants appointed surveyor, to apply us to prepare a form of release to conclude matters.
