Residential conversion of an existing office into a single dwelling to upper parts above a public house together with new three-story extension at the rear plus the external repairs and decorations. Included as part of the works was the shell fit out to the public house.

Originally constructed as a town house, this 17th century delight has had a varied and sometimes even salacious past, most notably when it was used as a house of ill repute. As part of the recent refurbishment, we alluded to this by the restoration of an original painting of a lady of the night, which is now seen high up on the third floor of the iconic façade.

Client brief. To carry out a rear extension, reconfigure upper floors into residential use with a roof terrace. Carry out shell and core works to the basement and ground floor including replacement extract duct, tanking and lowering the basement level to improve floor to ceiling heights. As well as full externals repair and redecoration’s including meticulous restoration of the facade top floor lady of the night painting.

Our role. Prepare the initial budget, drawings package to obtain planning permission and building regulation approval. Dealing with all Party Wall Matters, preparing the tender package and management of the procurement process. Carrying out the role of Principal Designer, Project Manager and Contract Administrator through to completion of the refurbishment works.
