A building pathology instruction complete in Slough for Ashby Capital and Ashdown Phillips following ongoing water ingress problems in offices, from a large common parts roof terrace above.
This is a modern new build office constructed circa 2017 which has suffered water ingress at three different locations and has been ongoing since construction hand over without any resolution. Two ingress locations were in occupied offices and a third was a vacant office space which is trying to be let out.
We attended site alongside the base build developer to provide a strategy for carrying out investigation works and testing to understand the likely points of ingress and remedy. We recorded the points of ingress and develop an understanding of the local construction. To maximise the following inspection a water dye test was coordinated. We attended the testing alongside the Principal Contractor and initial remedies were proposed. These remedies have been completed, and no further ingress has been reported.
After 36 years of being at F&T, Neil will be taking on a part time role (three days a week) within the organisation from the end of March.
