A project recently complete in Kensington by Gary Page of our team, for Ilchester Estates constructed by Return Property Services Ltd
The apartment occupies the second and third floors of a mid-terraced residential property. It was scheduled for refurbishment and modernisation, with a focus on preserving the property’s original features and period character.
The client brief was to modernise the layout of the apartment to meet current expectations.
F&T’s role:
We prepared the drawings and tender documents, and negotiated the contract with a trusted contractor to minimise the vacant period following the current occupier terminating their lease. In our role as contract administrator and project manager, we liaised and communicated with the entire project team throughout the process. Upon discovering historically fire-damaged joists that required additional structural support, we took proactive measures to mitigate any impact on the project timeline. The final account was negotiated at £160,000.00.

Last year the homeowner appointed a building contractor to construct a first floor extension, extend the rear elevation at ground floor level, carry out extensive layout reconfigurations and full internal/external refurbishment including replacement windows and new M&E.
