Appointed by the Freeholder TCN (Brixton) Ltd to act as landlords surveyor having been served notice from their 5th floor tenant that they were vacating upon lease expiry.
Prior inspection we carried out a detailed examination of the lease, sub leases and licence to alter to understand the provisions, as the contractual obligations must be understood before appraising any dilapidations claim.
Our surveyors then inspected the office demise and prepared the priced terminal schedule of dilapidations, which was issued to our clients solicitor who then formally served it to the tenant.
In this scenario the tenant carried out the repair and redecoration works rather than negotiating a settlement. Therefore our final role was to inspect the completed tenants works and obtain copies of associated commissioning certificates. This is to ensure the dilapidations works within the office demise are carried out to the required workmanship and left safe and presentable for the incoming tenant.
