Description

Install new AC systems to the Ground, First and Fourth Floors, with new condenser units situated on the flat roof. The fourth floor tenant vacated during the contract period and fourth floor Cat A fit out works were instructed under this contract to create open plan office space as described below:

Cat A works:

· Replace previous floor coverings with new engineered oak.

· Replace tenant’s bespoke light fittings as well as existing dated office lighting with new upgraded spec lighting to suit open plan layout, enabling the office to achieve EPC Rating A.

· Renew skirting trunking and install new double sockets every two metres.

· AC installation.

· Plaster repairs to walls and ceiling.

· Redecorations throughout.

· EPC achieved for the 4th floor was an A rating.

Client Brief

This was the second phase of works for this client. Previously similar works were undertaken to Third and Fifth floors as well as in the basement, upgrading the heating and AC systems. Overall, all works undertaken were to improve the overall EPC rating for the building.

Problems F&T had to overcome

Issues with arranging works around tenants on the ground and first floor. The majority of AC installation on the first floor had to take place during evenings and weekends. Within the fourth floor, the existing floor coverings were found to have several layers of flooring build ups which was discovered which incurred additional cost and a minor delay. Whilst works were ongoing a section of brise soleil from a neighbouring building came loose during a storm and caused significant damage to 66/68 Maragret Street. The scope of works was partially changed as some elements would now form part of the insurance claim works.
