Last year the homeowner appointed a building contractor to construct a first floor extension, extend the rear elevation at ground floor level, carry out extensive layout reconfigurations and full internal/external refurbishment including replacement windows and new M&E.
The homeowner become concerned with the quality of the works and the length of time it was taking the contractor to complete the project. Ultimately resulting in the homeowner terminating the contract earlier this year.
F&T were appointed as independent chartered building surveyors to carry out a building survey, focusing on assessing the standard of construction works, identify visible defects to prepare a comprehensive report which included a cost estimate for all remedial works.
F&Ts inspection revealed several significant issues, some of which are set out below:
– Non-compliance with key construction details.
– Messy installation of external paving slabs.
– Cracked bathroom tiles.
– Damaged roof lantern glazing.
– Errors with plumbing installation associated with the kitchen island.
– Poor electrical and plumbing installation.
– Poor masonry finish to all external window reveals.
– The flat roofs have very poor lead weathering details applied.
– Flat roofs puddle during rainfall.
– Insufficient width coping stones used with no drip detail.
– Messy pointing to the extensions.
– Drainage inspection chamber covers not flush with the paving slabs.
– Collapsed rainwater gullies.
These findings and many more raised concerns over construction quality and adherence to design specifications, with broader implications for building performance and durability. F&Ts report was submitted to our client in a timely manner and we received a glowing testimonial.
