How F&T dealt successfully with our client’s dilapidation claim
Appointed by the tenant who occupied an office. The information attached to the lease and the licence for alterations was very comprehensive which facilitated getting a good settlement.
We initially undertook an inspection and advised our client of their likely dilapidations liability enabling them to make an informed decision on whether they should exercise their break option.
After servicing their landlord with notice that they would be leaving we were asked to negotiate a settlement with the landlord.
We were able to agree a settlement figure within our initial estimate and at a figure of £152,500.00 which our client was happy with.
The landlord was registered for VAT and therefore the settlement excluded VAT. This shows the importance of keeping good records when entering a lease and planning ahead to ensure any decisions are taken from an informed position.
